Motivated sellers are a RARE breed of seller. They’re usually under hardship or have babysitting a property they don’t want. It takes a very rare breed of realtor or a real-estate investor to know exactly how to handle a motivated seller. Here are my tips on how to find them:

 

  1. Network with realtors

The vast majority of realtors deal with retail buyers and don’t want to work with somebody that is under duress. Network with every realtor you can and let them know you will take those “junk” properties of their hands.

 

 

2. Use lead capture websites like investor carrot or lead propeller 

These websites are designed to show up for websites like

  • Sell my house fast
  • Buy my house
  • House Buyers
  • Foreclosure Help

Bandit signs still do work, but they’re becoming less and less effective because people think they are scams. If you want bandit signs to work:

  • Hire a professional sign maker (Don’t write on cardboard)
  • Post them everywhere
  • Make sure the number is huge

 

4. Mailers

Mailers are still an effective means of receiving motivated seller leads:

  • Only do absentee owners, high-equity, etc.
  • KEEP MAILING EVERY MONTH
  • Follow up with leads that you get
  • Make the letter look polished
